Case Study: Problem Center
We began leasing and managing Altadena Square in 2005.
At that time the occupancy was 50% and had struggled to stay full since it was built. Our first order of business was to get the Property’s NOI to at least a breakeven level by bringing more tenants into the center and reducing operating costs.
We were able to surpass this goal and achieve full occupancy less than 18 months later. Two of the most important things we did were to:
- Give the center a cost effective facelift (parking lot sealing, adding some rock and mortar washing the facade).
- Proactively sought out new tenants and worked hard to cut deals.
