Think Like an Owner

At Shannon Waltchack our slogan is “We Love Real Estate.” This is the heart of our organization, but we’ve also coined another phrase that guides and directs how we operate: “Think Like an Owner.”

Our property management division manages over 2.5mm SF and hundreds of millions of dollars
of commercial real estate investments across the Southeast. Our objective is to manage each
property as if we were personally invested in it, and “thinking like an owner” assures that we
make the right decisions as a property management company.

When you think like an owner, you look at things differently. As an owner, the decisions you
make are guided by what is truly best for your investment. Something that differentiates us
from other property management firms is that all of our principals and most of our brokers,
property managers, and staff each own commercial real estate. Therefore, we understand how to
effectively manage an asset and how the decisions we make affect the bottom line. Like you, we
care about what is best for your property.

We realize that running a property efficiently saves the owner, and often the tenant, money.

When considering new leases, we always think about how the changes will affect the owners ability to sell or refinance their property.

We proactively look for ways to maximize revenue, aggressively collect rent, and operate efficiently.

We utilize our economies of scale and strong vendor relationships to maximize our buying power and reduce expenses.

Here are two real-life examples:
